Your buyer just handed you a $600,000 check, signed a hundred pages, and walked out of the title company with a set of keys they know at least three prior owners, a listing agent, a stager, a home inspector, a photographer and probably a contractor or two have handled. The first thing every buyer wants — whether they say it out loud or not — is for those keys to stop meaning anything. Rekeying the house is not a nice-to-have; it is the psychological finish line of the closing.

This is the single largest untapped touch-point in residential real estate. You already know the number. You already have the buyer’s attention. And a rekey is the one closing-day gift that is (a) practical, (b) memorable, (c) tax-deductible as a client gift, and (d) delivered by a third party who will thank the buyer and hand them your card again on move-in day.

Why smart agents refer to a dedicated locksmith partner

Four reasons this partnership works better than the ad-hoc “I’ll send them the name of a guy” pattern.

Every closing is a natural rekey trigger

You don’t have to invent an occasion. The buyer already knows they should rekey. All you’re doing is closing the loop for them so they don’t have to Google “locksmith near me” at 8pm on move-in day.

The gift is remembered every time they look at a key

Flowers die, wine gets drunk, gift cards get lost. A branded keychain in the CDL welcome packet with your headshot on it lives on their front-door key for years.

The locksmith becomes a downstream referral engine for you

Every membership customer we serve gets a card that says “we were introduced by [agent name].” When their friend asks who to use for a home purchase two years later — you are the person on the fridge magnet.

You keep the moment inside your brand

Without a partner, the buyer picks a random locksmith. That locksmith has no relationship to you. With a partner, the entire touch — packet, welcome, first-year care — is co-branded and points back to you.

The Closing Gift Program — CDL Membership as a $180 gift

A pre-packaged, agent-branded closing gift with a real-world $180 retail value. Priced flat so it slots into your marketing budget with zero surprise math.

  1. You pay $180 flat per membership — IRS-deductible client gift

Under the current IRS limits, business-gift deductions cap at $25 per client. The membership is technically a service you’re providing, so most agents write the full amount off as a client acquisition / marketing expense rather than a gift. Confirm with your CPA — but virtually every agent partner treats it as fully deductible marketing spend.

  2. We deliver a branded welcome packet to your buyer on closing day

Folder with the agent’s photo, brokerage logo, direct contact info, and a personal note (your wording). Inside: rekey service certificate, membership card, emergency-response guide, home-security checklist, keychain with agent branding, and a handwritten thank-you from CDL to the buyer that credits the agent by name.

  3. Buyer redeems the rekey any time in the first 60 days

They call, we schedule, we show up. Front, back, garage-to-house, and mailbox rekeyed. Master-keyed so the buyer has one key for the entire home. Included in the $180.

  4. Buyer gets 12 months of first-year care from CDL

One free lockout in the first year (a huge deal to first-time buyers). 15% off additional service. Annual hardware inspection with written report. Owner’s direct line — no queue. That relationship keeps CDL top-of-mind for the buyer … and every time it triggers, they see your name.

Volume pricing for agent portfolios

Teams and agents with consistent closing volume get portfolio-level rates:

  • 1–2 closings/month: $180 flat per membership, standard.
  • 3–5 closings/month: $160 per membership. Locked as long as monthly volume holds. Invoice net-30.
  • 6–10 closings/month: $145 per membership. Consolidated monthly billing. Custom-branded packet with your team’s color palette, not a generic template.
  • 11+ closings/month (team-level): $125 per membership + optional co-branded landing page on our site referencing your team. Contact for full team-partner terms.
  • Investor / flipper agent packages: For agents whose clients are buying multiple properties per year (STR, LTR, flip), we offer a $95-per-property rekey-only package — no membership, just clean fast rekey at closing.

Volume tier is measured on a trailing 90-day average, not a good month. Slip a month, keep the rate. Grow into the next tier, we adjust the next quarter.

Refer-a-buyer program — $25 credit, no expiration

Not every buyer wants a membership. Sometimes they want just a rekey. Sometimes it’s a seller who calls us for a lockbox issue. Every warm intro you send earns you credit.

  • Any residential service qualifies: rekey, lockout, lock replacement, smart-lock installation, safe opening, garage-door lock repair. Not just closings.
  • $25 credit per referral, applied at time of service. You get a text or email the day the client is booked confirming the credit.
  • Credits stack and never expire. Save them up and cash them in on your next volume-pricing tier reset, or apply them to your personal home’s membership, or to a friend’s closing gift.
  • Redeemable in three ways: (1) subtract from a future membership you buy as a closing gift; (2) apply to your personal home’s service; (3) redeem as a $25 Amazon gift card once per year up to the accumulated balance.
  • Tracked automatically. No spreadsheet, no honor system — our intake form has an “agent referred by” field and we match on phone number to catch anything missed.
  • Monthly statement email. On the first of each month you get an email showing referrals this month, credit balance, and redemption history.

Closing-day logistics — how it actually runs

The mechanics so you know what to promise the buyer.

  • 24-hour advance notice locks a technician slot. Text or email the closing address and expected recording time.
  • We monitor recording confirmation before touching hardware. No premature rekey if the deal doesn’t close on time.
  • Typical on-site window: 45–60 minutes for a four-cylinder rekey. Sixty to ninety for a larger home with a separate side-yard gate or workshop.
  • We can meet you, the buyer, or a title-company runner. Or coordinate lockbox pickup, disposal of old keys, and hand-off of the new key set directly to the buyer at first walk-through.
  • Photo documentation on every cylinder. Before and after. Attached to the service ticket in your dashboard — useful if anything ever comes up in a post-closing dispute.
  • Buyer receives a signed service ticket + a QR code to their CDL Membership dashboard. They can schedule their free first-year lockout in one tap.

Frequently asked questions from agents

Six questions that come up on the first call — answered here so you can skip them.

How fast can you rekey a home on closing day?

Same day, guaranteed — usually within two to four hours of the request. If you give us the closing address and expected key-turnover time 24 hours in advance we hold a technician slot. Typical scope (front, back, garage-to-house, mailbox = four cylinders) is 45–60 minutes on site. We can meet you or the buyer at the property or coordinate directly with the title company on lockbox pickup and disposal.

Can you close before the buyer arrives, or do they need to be there?

Either works. Many of our closing-day jobs happen with the buyer arriving to a fully rekeyed home. We coordinate directly with the agent or the title company, verify recording confirmation before touching hardware, and photo-document every cylinder before and after. Buyer gets a clean packet with all keys, service ticket, and warranty on their first walk-through.

What does the $180 CDL Membership closing gift actually include?

The CDL Membership is our first-year residential care program. It includes: (1) full-home rekey on move-in day (up to four cylinders), (2) one free lockout within the first 12 months, (3) 15% off any additional service in the first year, (4) an annual home-hardware inspection with a written report, and (5) direct-line owner access with no dispatcher. Retail is $180 flat. When purchased as a closing gift by the agent, we brand the welcome packet with the agent’s photo, logo, and contact info — so the buyer sees the gift came from you every time they open the folder.

How do agents pay for closing-day rekeys or memberships — buyer, agent, or title company?

Whatever fits your business model. Most agents in our program pay directly out of marketing budget (it is a 1099-deductible client gift up to the IRS limit). Some agents pass the cost through to the buyer at closing as a line item on the settlement statement. A handful of brokerages centrally bill CDL and expense it back at the office level. We invoice the party of your choice; agents get net-30 terms, everyone else pays at time of service.

What is the refer-a-buyer program and how does the $25 credit work?

Any time you refer a client to us for any residential locksmith service — not just closings — you get a $25 credit toward future rekeys or memberships. Credits stack, they never expire, and they can be applied to buyer or seller gifts, personal use, or your team’s marketing budget. Referrals are tracked by phone number and by “agent name” field on our intake form. Statement of credits emailed monthly.

Do you cover the same neighborhoods I work in?

If you work Highlands Ranch, Lone Tree, Centennial, Castle Pines, Castle Rock, Parker, Englewood, Greenwood Village, Littleton, Ken Caryl, south Denver, Cherry Hills, or Douglas County broadly — yes. We can also service outer south metro (Elizabeth, Franktown, Sedalia) on scheduled closings with 24-hour notice. Our office is in Highlands Ranch so response is fastest in Douglas and south Arapahoe counties.
