Commercial lock installation - Schlage L-Series mortise cylinder

Colorado Dependable Locksmith installs ANSI Grade 1 and Grade 2 commercial locks across Highlands Ranch, CO and the south Denver metro. We work on storefront aluminum doors, hollow metal doors, solid wood doors, and high-traffic glass doors — using the brands that meet code and survive commercial use: Schlage L-Series, Yale 8800, Sargent 8200, Adams Rite, ASSA Abloy. Licensed, insured, and fully familiar with the 2024 Colorado building code requirements for egress hardware.

If you have existing hardware that just needs repair, that is a different service. This page covers new installations — replacing failed locks, opening new locations, or upgrading from residential-grade to commercial-grade hardware. Call (720) 299-9964 for a site survey.

Commercial Lock Types We Install

Commercial doors use fundamentally different hardware than residential doors. Picking the wrong lock type for the door type is the single biggest cause of premature lock failure on commercial properties. We do site surveys before quoting because the right answer depends on door material, frame type, traffic volume, and code requirements.

Storefront Aluminum Doors (Adams Rite Type)

Most retail, restaurant, and small office storefronts in Highlands Ranch use 1-3/4" aluminum frames with a narrow stile. The lock is almost always an Adams Rite MS1850S deadbolt with a paddle handle or push/pull. We supply and install Adams Rite original hardware (not the cheap aftermarket clones) because the failure rate of imitation Adams Rite hardware in real commercial use is extremely high. Common pairing: Adams Rite MS1850S deadbolt + ASSA Abloy or Best mortise cylinder + Schlage F-Series exterior trim.

Mortise Locks (Hollow Metal & Solid Wood Doors)

Office buildings, schools, churches, and medical buildings typically have hollow metal or solid wood doors that accept a mortise lock (a rectangular case set into the door edge). ANSI Grade 1 mortise locks (Schlage L-Series, Yale 8800, Sargent 8200) survive 1+ million cycles — appropriate for high-traffic exterior doors. Grade 2 mortise (Schlage F-Series Commercial, Yale AU5400) is fine for moderate-traffic interior doors.

Cylindrical Locksets (Bored Doors)

Smaller offices and retail back-of-house doors often use cylindrical locksets — the same shape as residential knobs and levers, but built to ANSI Grade 1 or Grade 2 standards. Schlage L-Series Cylindrical, Yale 5400LN, Sargent 6500. Levers are required by ADA for any door used by employees or the public; knobs are only allowed on storage rooms and non-public spaces.

Glass Door Locks (Patch Fittings & Center Locks)

All-glass storefronts (common at salons, cafes, and dental practices) require specialty hardware: patch fittings at the top and bottom plus a center lock with a hook bolt. We install Dorma, US Aluminum, and CRL hardware on glass doors. Glass door work always requires field measurement; you cannot order parts from a brochure for these.

Panic Devices & Exit Hardware

Any commercial space with an occupant load over 50 (per Colorado Building Code 2024) requires panic hardware on the egress doors — a horizontal push bar that releases the lock when pressed. We install Yale 7100, Von Duprin 99, Sargent 80 series. More on panic bars here.

Why Highlands Ranch Businesses Choose Us for Commercial Hardware

We are not a residential locksmith doing commercial work on the side. We carry inventory for Schlage L-Series, Yale 8800, Sargent 8200, Adams Rite, and Von Duprin in our Highlands Ranch shop. We understand the Colorado Building Code 2024 egress requirements and the ADA hardware requirements (lever-only, max 5 lb operating force). And we install on-site without forcing you to source hardware separately.

Frequently Asked Questions — Commercial Lock Installation in Highlands Ranch

What is the difference between Grade 1 and Grade 2 commercial locks?

ANSI/BHMA Grade 1 locks are tested to survive 1,000,000 operating cycles and the highest forced-entry standards — appropriate for exterior doors and high-traffic interior doors. Grade 2 locks survive 800,000 cycles — fine for moderate-traffic interior doors and back-of-house. Grade 3 is residential-grade and not suitable for commercial use, even though it is sometimes installed on commercial doors as a cost-cutting measure (and fails within 1-2 years).

Do you install Adams Rite locks on storefront doors?

Yes. Adams Rite is the dominant brand on aluminum storefront doors across Highlands Ranch and we keep MS1850S deadbolts in stock. We always install original Adams Rite hardware, not aftermarket clones — the failure rate of imitation hardware in commercial use is extremely high.

Does my new commercial lock install need to meet code?

Yes. Colorado Building Code 2024 specifies hardware requirements for egress: panic hardware for occupant loads above 50, lever-style operation for ADA compliance (no knobs on egress paths), and free egress without a key. We confirm compliance with the building code at the site survey stage and document compliance on the work order.

Can you key new locks to match my existing master key system?

Yes — provided your existing system uses a compatible keyway. Schlage L-Series, Yale 8800, and Sargent 8200 all support common keyways (C-keyway, E-keyway, etc.). If you have a restricted keyway (Medeco, Mul-T-Lock), we coordinate with the existing keyway holder to maintain key control.

How long does commercial lock installation take?

Single-door cylindrical install: 60–90 minutes. Single-door mortise install (existing prep): 90–150 minutes. New mortise prep on a hollow metal door: 3–4 hours. Storefront Adams Rite install: 90–180 minutes. Panic device on a single door: 2–4 hours. Multi-door packages are scheduled in 1-3 day blocks.

What Our Customers Say

5.0 stars on Google with 38+ verified reviews. A representative selection of recent feedback from across our service area.

★★★★★

I run a small office downtown and our Adams Rite storefront deadbolt was failing — wouldn't throw fully. They diagnosed it as a worn cylinder rather than total replacement and rebuilt it for $185 instead of the $580 quote I had from another company. Honest and competent.

— Linda H., Englewood, CO
★★★★★

Snapped my key off in the front door at 6am leaving for work. They walked me through staying calm on the phone, got out within 30 minutes, extracted the broken half cleanly, and cut a fresh key on site. No damage to the cylinder. Saved me from a $300 lock replacement.

— Robert T., Parker, CO
★★★★★

We hired them to rekey our entire new home after closing — front, back, garage walk-through, and the door from the garage. 45 minutes, $145 total, master-keyed so we have one key for everything. Couldn't be happier.
